PROPERTY: This property is one tax lot. It is tax lot 7303, T40S, R19EWM. Aside from the home site area, there are approximately 50 +/- acres that have been cleared and farmed. All of this land has been planted to rye at one time or another. Last year the field to the east of the house had rye, and this year about 20 acres has been planted in the northwest area. The rye from last year will probably volunteer and some should come up. This is good soil and even though it is not irrigated, it will normally produce well. There are no water rights with the property. The house well was drilled in 2007 and is 86 feet deep with a static water level of 34 feet. It produces at least 20 gallons per minute. This property is completely perimeter fenced, except for the northeast corner. Mill Creek runs through this corner, and the fence at this time does not include the fence. The boundary is marked where the fence could go, and this small corner could be easily fenced into the rest of the property to provide stock water if needed when the creek is running. The property is surveyed. The home is about 1/4 mile off of the county road and road noise is not an issue.
